In addition to your basic rent you also pay a so-called ‘service charge’. Part of the service charge is a fee that you pay in advance. Acasa then settles a large part of the service charge with you once a year based on the actual costs. The rest of the service charge consists of a standard monthly fee that you pay for certain services. This is a set fee so in this case there is nothing to be settled at a later date. Your gross rent may include service charge components for the following:

District heating and gas

Your rent includes an advance for the heating of your room, studio flat or apartment and the heating of the communal areas in your building. This service charge component also includes an advance for gas used for cooking.

Water

Your rent also includes an advance for the water you use.

Electricity

The advance you pay for electricity covers the electricity you use in your room, studio flat or apartment and the electricity used in the communal areas for things such as lifts, and hall, stair and gallery lighting.

Campusnet

Campusnet is a high-speed internet connection. Everyone who lives on campus pays a standard monthly fee for internet use. Acasa makes things as easy as possible for its tenants and collects this monthly fee together with the rent based on agreements made with the IT Library and Education Department (ITBE) of the University of Twente. You can subscribe to Campusnet online on the university website, https://das.snt.utwente.nl/. You can log on with your University of Twente student number or your HBO CWSIS number. If you don’t have a student or HBO CWSIS number, or if you encounter problems when you try to subscribe, please subscribe in person at the SNT Helpdesk, which can be found in the library in the Vrijhof Building. The staff at the SNT Helpdesk will also be able to answer any questions you may have about Campusnet and subscribing to Campusnet. The Helpdesk is open from 10:00 to 17:00 from Monday to Friday. Cleaning

You pay an advance for cleaning. Among other things this covers the cost of the cleaning of the outside surfaces of the windows and the cleaning of the stairs.

Telephone

In each accommodation group there is a telephone that allows you to make calls within the grounds of the university without having to pay call costs. People who call from outside the university can also reach you via this telephone. You pay a subscription fee for the use of this telephone as part of your rent.

Disposal of waste

You pay a monthly advance for the disposal of household waste.

Glass breakage insurance

If a window gets broken you are covered by the glass breakage insurance that Acasa has arranged on your behalf.

Provision of services

You pay a monthly advance for things such as meter readings, the conducting of group meetings and the inspection of the communal areas.

Pollution levy

You pay a monthly advance for the removal of pollution.

Administration costs

Acasa charges each tenant a set fee for the administrative activities associated with the services covered by the service charge.

Vacancy costs

If some of the accommodation in a complex is vacant Acasa is legally entitled to charge its tenants a percentage of up to 2% for certain service charge components.

Minor Daily Maintenance

Many of the maintenance needs that arise in your accommodation and communal areas are attended to by Acasa. You pay a set monthly fee for this maintenance work. Please refer to the General Terms and Conditions of Tenancy for details of what constitutes minor daily maintenance.

Furnishing

Acasa makes sure that there are kitchen tables and chairs in the shared kitchens. Tenants who rent rooms in an accommodation group pay a standard fee for this service as part of their rent.
