The condition an accommodation should be in when you leave
It is handy to know what Acasa expects regarding the condition of your accommodation when you vacate it. The basic principle when vacating accommodation is that both parties respect the obligations of the tenancy agreement. Our employees will pay attention to, among others, the following points:

The walls should be in the original condition (general intention: ready for wallpapering). |

The keys of cupboards and inside doors should be in the locks; locks, door lock plates and doorknobs that have been painted over and doorknobs that are out of the ordinary and do not match are unacceptable. |

All doors and window door frames should be clean, level, smooth and have only one colour; this means no stickers, adhesive plastic, boarding or damage. Doors that are covered by or painted with a woodgrain finish are not acceptable. The glass in the transom windows and in the doors should be clean and unpainted. |

Door/window frames should not be drilled nor sawn, moreover nothing should be attached to the frames. |
· |
Doors that have been removed during occupancy must be rehung. |
· |
Doors should not be painted on the side facing the corridor. |
· |
Room numbers should always be correct and visible. |
· |
All floor coverings in rooms, corridors and on staircases must be removed (general intention: 'ready for floor covering'). |
· |
Sheds, fences and other structures or buildings in the grounds must be removed including foundations. |
· |
Electrical light switches and (wall) sockets, community antenna installations and telephone connections must be whole and properly fixed and free of any paint or whitewash. |

Inferior inside paintwork should be restored; dried paint runs on the inside are unacceptable. |
· |
Stickers on tiles, walls, doors and windows must be removed. |
· |
The central heating filling hose, filling spanner, radiator bleed key and central heating instructions must be left behind in the accommodation. |

All refuse should be removed. |
· |
Gas heaters must be removed; holes in the outside facades and walls or roof should be professionally repaired. |
· |
Gas pipes should have approved taps and/or plugs. |
· |
The accommodation should be clean as should the sanitary facilities. The kitchen, the shower and the sanitary facilities must be undamaged. |

The paving should at least be made up of the standard amount of paving stones and should be laid in such a way that it can be traversed in a normal manner from the accommodation. |
· |
Kitchen units, kitchen cupboards and kitchen worktops must not be dented, scratched or painted. |
· |
The garden should be well-maintained. |
· |
Plants and trees that cause damage to the rented accommodation or infringe upon the pleasant living conditions of third parties are unacceptable. For example, ivy, branches of trees that hang over the property boundary or damage the rented accommodation. |
· |
Fences and hedges that are on the property boundary and have been erected together with the neighbours should be well-maintained. |
Purchase of goods
In certain instances, it may be possible for the new tenant to purchase goods from the former tenant. The former tenant is responsible in this case. This purchase should always be laid down in writing in an agreement between the new tenant and the former tenant. Acasa should have this form in its possession at the time of the final inspection. Goods that are contrary to legal agreements or contrary to the regulations of Acasa cannot be purchased. Acasa does not accept any responsibility for goods that have been purchased. Goods that are damaged or soiled cannot be purchased. If there is no known new tenant at the moment of final inspection, the former tenant should then remove all purchases.
Damage established during a first inspection
If, during the first inspection, there are certain points of attention according to the standards laid down with regard to the condition the room should be in when leaving, the tenant will have time to attend to these points before the final inspection.
If these points have not been rectified or if there are new deficiencies, these will then be rectified by Acasa. The costs incurred will be debited to the final statement.
